Commercial Property Investment
Commercial Property Investment has many attractions for the astute property investors. All other things being equal commercial investors expect to get a better return for their investment than investing in residential property.
From a lending perspective it provides some extra challenges:
- Generally speaking lenders will lend at a lower LVR (typically 70-75%) than on residential property
- Borrowing on owner occupied commercial properties is more difficult-lenders would prefer to lend when there is an arms length tenant on a substantial lease involved
- Some commercial properties can be very difficult to obtain finance for if the property has a very specific purpose, eg funeral parlour,
- The lending rates are generally higher than for residential property
